If you make a booking with us you are deemed to have read and accepted the following Terms and Conditions. Payment of deposit and/or apartment fee also indicates acceptance of these Terms and Conditions.
1. Booking & Payment Procedure
Payment is due prior to check-in by bank transfer. Rent is payable every 30 days, 30 days in advance.

Please confirm by email when the bank transfer has been made. All prices quoted are in UK Pounds Sterling and are correct at the time of publication.
Guests must be 18 years old to make a booking with Castle Lettings.
2. Cancellation Policy
Cancellations must be confirmed in writing by emailing [email protected] and a period of 14 days’ notice is required. Guests making cancellations outside this period will be charged for the total notice period. Guests making cancellations 14 days or more prior to departure, will be eligible for a full refund. Bookings for our apartments are almost always made in advance and for relatively lengthy stays. It is very difficult to re-let an apartment after a booking has been cancelled at short notice.
* Nightly rentals are non-refundable or transferable unless 5 days written notice is given.
* No refunds will be made for non-arrivals.
* The booking will be cancelled on the day that the written notice of cancellation is received by us.
Depending on the reasons for your cancellation, you may be able to reclaim cancellation charges from your insurance company if you have taken out travel insurance. We strongly recommend that clients purchase adequate travel insurance. Regrettably, for the reasons given above, we have to treat any curtailment of your stay as a cancellation.
3. Amendments to bookings
If you wish to amend your booking (e.g. change the dates of your stay or the accommodation requested), we will use all our reasonable efforts to comply with your request, however you will be obliged to pay for any additional expenses that are incurred as a result. In addition, we may charge (at our discretion) if you decide to change your stay in any way once it has commenced (For example if you change accommodation or the duration of your stay).
4. If we cancel your booking
In exceptional circumstances, we may find it necessary to cancel your booking and if so we shall make all reasonable efforts to offer a suitable alternative, if we cannot offer you alternative accommodation we will provide you with a full refund.
5. If we alter your booking
If it is necessary to alter the confirmed itinerary before departure we will make all reasonable efforts to notify you as soon as possible. If these alterations are unacceptable you may cancel your booking and receive a full refund.
6. Facilities & Services
No items are to be removed from the apartment during your stay. We cannot guarantee, or be held responsible for any failure or interruption of services to the apartment or the building, including electricity, water or any damage, telephone, television, broadband, internet and other communications, disruption or noise caused as a result of repair works being carried out in another part of the property. However, upon notification by you, we will use our reasonable endeavor to maintain and rectify (within a reasonable period of time) all services to our apartments.
For bookings of 7 nights or more we provide a 2 hour weekly clean which includes a change of bed linen and towels. In order for the apartment to be cleaned within the time allocated guests must keep the property tidy, failure to do so will result in the property not being cleaned. On your allocated cleaning day please ensure the following steps have been taken; floor space is clear of all personal items including bags & shoes, no items of clothing etc. to be left on beds and no dirty dishes are left in the sink or on the work surfaces.
Weekly cleaning is not an optional service.
7. Number of Occupants
The maximum number of people as agreed on your booking confirmation can stay at any one time. The apartment cannot be re-let/sub-let to any other group/party. The number of persons permitted to occupy the apartment is limited to the number of beds available. Under no circumstances may more than the maximum number of persons specified in the apartment description occupy the apartment. CASTLE LETTINGS reserves the right to refuse admittance to the hirer and their party if they are in breach of this condition.
8. Check-in and Check-out
Check-in is from 2pm until 6pm and check-out is by 10am. Check-in arrangements will be confirmed by CASTLE LETTINGS. Upon departure, the keys are to be left as pre-agreed by the client & CASTLE LETTINGS at the time of check-in. If there is a delay in departing then we reserve the right to charge for one extra night’s stay. Late check-outs must always be agreed in advance with CASTLE LETTINGS and may incur charges.
9. Damage to Apartment: Payment of Additional Charges
Additional charges will be incurred during your stay with us if there are any breakages, damage or any items missing from the apartment. If keys are not returned to us at check-out or are lost during your stay we will invoice you for the full cost of replacements and an administration cost, this includes door & car park fobs. We reserve the right to invoice you for all amounts chargeable under these conditions, including, but not limited to: further accommodation charges, telephone calls are charged separately. Broadband is available in all apartment locations. Where broadband is offered, we will make every effort to ensure that the service is available at all times, but we cannot guarantee any internet or broadband connection availability. If there is a fault which is deemed by us to be associated with the user’s hardware or software, no support will be available. Standard broadband is complimentary; however, upgraded bandwidth is chargeable. Cleaning: We expect the apartments to be kept in a reasonable state during your stay and upon your departure. If we consider additional cleaning is required the cost of this cleaning will be charged as an additional charge. If an apartment is deemed unfit for occupation, you will be obliged to pay compensation to us for loss of revenue in addition to the costs of cleaning and repair. We reserve the right to charge £150 (in addition to the general cleaning charges) for specialist cleaning to an apartment and/or its contents where we believe smoking has taken place in the apartment. Damage to the apartment or any of the contents must be paid in full by you. In the event of any breakages or damage discovered after you vacate, we will notify you by email within 1 week of your departure, providing a detailed breakdown of the damage and the cost of rectification. Where possible, photographic evidence will also be supplied. Nothing in these terms and conditions limits or excludes our liability for death or personal injury resulting from our negligence or for any damage or liability incurred by you as a result of fraud or fraudulent misrepresentation by us or any liability that cannot by law be excluded. Subject to the above, we shall not be liable for any loss of profits, loss of business, depletion of goodwill and/or similar losses, loss of anticipated savings, loss of goods, loss of contract, loss of use, loss of corruption of data or information, or any special, indirect, consequential or pure economic loss, costs, damages, charges or expenses. If you are booking for as or on behalf of a business or business employee, that business shall indemnify us against costs, expenses, damages suffered or incurred by us arising out of or in connection with your, or your businesses, breach or negligent performance or non-performance of these terms and conditions. If you are booking as or on behalf of a business or business employee, the total aggregate liability of the business arising out of or in connection with this agreement shall be limited to the fees paid to us under your booking. We shall not be liable for any failure or delay in performance of our obligations which results directly or indirectly from any cause or circumstance which is beyond our reasonable control, including (but not exclusively) act of god, outbreak of hostilities, riot, civil disturbance, acts of terrorism, revolution, the act of any government or authority (including but not limited to refusal or revocation of any license or consent), fire, flood, lightning, explosion, fog or bad weather, interruption or failure of a utility service (including but not limited to electricity, gas, water or telecommunications), renovations undertaken at the property, strikes, lockouts or boycotts, embargo, blockade.
Call Outs: If the emergency call-out number is used to call out the apartment manager between the Hours of 6pm and 9am for any purpose other than an emergency relating to the building facilities or services, we reserve the right to charge you a call out fee of £100. We will provide to you by email within one week of check-out a breakdown of any additional charges.
10. Liability
We are not responsible for the theft and/or damage of your personal belongings during your stay in any apartments booked. Therefore, you are advised to ensure you have appropriate insurances in place.
All warranties, conditions and other terms implied by statute or common law or otherwise are, to the fullest extent permitted by law, excluded from any contract with us and these conditions shall apply in their place. We regret that we cannot accept liability for any loss, damage or additional expense where the booking needs to be altered or cancelled or we are unable to perform our contractual obligations as a result of events of ‘force majeure’. In these Booking Conditions ‘force majeure’ means any event which could not have been reasonably foreseen, or the consequences could not have been reasonably avoided, by us or the suppliers of the relevant services in question, even with the exercise of all due care. Such events may include war or threat of war, civil strife, terrorist activity, Industrial dispute, natural or man-made disaster, fire, adverse weather conditions and all similar events outside our or the relevant suppliers’ control. Nothing in these terms and conditions shall affect your statutory rights if you are a consumer.
11. Law & Jurisdiction
These conditions and terms of contract and all matters arising there from are subject to the Law of England and Wales and in the event of dispute, the client will be subject to the exclusive jurisdiction of the courts of England and Wales.
12. Termination by CASTLE LETTINGS
CASTLE LETTINGS has the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the apartment or criminal activity on the part of those occupying the apartment or their guests. In such circumstances CASTLE LETTINGS are not obliged to provide or locate alternative accommodation and no refund will be given.
13. Injury or Loss
CASTLE LETTINGS cannot be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the accommodation except which is caused by CASTLE LETTINGS’s negligence. Neither we, nor our representatives, can be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply.
14. Rights of Access
Representatives of CASTLE LETTINGS or their subcontractors have the right to access the property at any time, for the purpose of inspection of the property and to carry out any essential repair or maintenance work. We may also require access on occasions to allow prospective guests the opportunity to view a property before they book and we will endeavour to provide 24 hour notice when possible. A member of the management team will be present for all viewings and they will take no longer than 10 minutes.
15. Pets
No pets of any kind are permitted (unless prior agreement has been made with CASTLE LETTINGS). The client is liable for any infringement of this rule by the client's occupiers.
16. Smoking
Smoking is not permitted in the apartments or in the internal communal areas of the apartment blocks. Smoking is permitted on external balconies where present. A charge of £150 will be made if evidence of smoking is discovered in the apartment.
17. Complaints
We do not expect and certainly do not want dissatisfied customers, but in the event that you are not entirely satisfied with the service offered, you should notify any complaint to our office as soon as possible by email to [email protected] and we will take all reasonable steps to settle the problem. CASTLE LETTINGS shall not have any liability for any complaint submitted after the completion of the rental period.
18. Information
All information supplied by CASTLE LETTINGS is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made either in writing or otherwise, but CASTLE LETTINGS is not liable for any variation however caused.
19. Security of Tenure
All apartments are occupied as serviced apartments and are only to be used as temporary or holiday accommodation for you, or your organisation. They are not for use as the principal, additional home or residence of guests; you will not be entitled to a tenancy or an assured short hold or assured tenancy. No relationship of landlord and tenant is created and no statutory security of tenure exists now or when the period of occupation ends. If you or any member of your party fails to vacate at the end of the period you will be charged the appropriate accommodation charges for the continued period of occupation. No person other than the guests have the right to use the apartment.
These conditions constitute an excluded agreement under S(3A)(7)(a)of the Protection from Eviction Act 1977 (as amended) and cannot be construed as an assured tenancy under the Housing Act 1988 (as amended).
CASTLE LETTINGS reserve the right to access the apartment at any time without prior notice if it deems necessary.
21. Usage & Nuisance Behaviour
The apartments cannot under any circumstances be used for partying, playing loud music or general nuisance behaviour. Guests must have regard for other occupants in the building. Loud music cannot be played after 10pm and before 11am. CASTLE LETTINGS’s management reserve the right to terminate your stay and contract if they deem such behaviour has occurred. In the event of such a breach the no refund will be made.
22. Apartment Specification
Reasonable care has been taken that the content of our website (and/or other means of promotion or advertising) is correct but it is subject to amendment at any time without notice. All content on our website (and/or other means of promotion or advertising) is published in good faith. We do not warrant that the content of our website (and/or other means of promotion or advertising) accurately or completely describe any of the apartments. Our web site may link to other web sites and we are not responsible for the data policies, content or security of these web sites. You should note the following points;
Our apartments are individual and vary in style, size and layouts so furnishing details are not uniformly standard. Although accommodation and location are confirmed in advance, the exact apartment cannot be guaranteed prior to arrival.
The number of people permitted to occupy each apartment is limited to the number of beds.
You and your party must comply with any rules and regulations set by us. We recommend that you take time to familiarise yourself with the safety procedures in the apartments, the building and local area, paying particular attention to fire evacuation details and security.
You and the other members of your party are responsible for payment of any charges made for use of facilities, such as but not limited to broadband, additional laundry services, and for any other fees levied by us for the use of amenities.
Accommodation may not be able to operate heating and air-conditioning at any one time.
Where internet or broadband connectivity is available, you agree to use such services in a responsible manner and not for any illegal purpose.
